CRISWELL, JR. , TRUSTEE, of the County of Brazos, State of Texas, for and in consideration of One and No/100 ($1.00) Dollars and other good and valuable considerations in hand paid, does hereby grant and convey to the City of College Station, a municipal corporation duly organized and existing under and by virtue of the constitution of the State of Texas, an easement and right-of-way for an electric distribution and overhead wiring, over, upon, across, in, through and under the following described real property situated in College Station, Texas, to wilt: Being a 0. 68 acre tract or parcel of land lying and being situated in the Morgan Rector League, College Station, Brazos County, Texas and being a portion of Two 3. 543 acre tracts conveyed to Ray B. Criswell, Jr. , Trustee, by C. B. Manning, Jr. , Trustee, by deed recorded in Volume 351 , Page 813 of the Deed Records of Brazos County, Texas and being more particularly described by metes and bounds as follows: BEGINNING at an iron rod lying in the northeast right-of-way of Texas Avenue said iron rod also being the South corner. of Block 2 of the Bernadine Estates Subdivision as shown on Plat recorded in Volume 268, Page 75 of the Deed Records of Brazos County, Texas. THENCE N 42040'24" E with the southeast line of the aforesaid Bernadine Estates for a distance of 1189.83 feet to an iron rod for corner, said iron rod also lying on the southwest right-of-way of State Highway No. 6 East By-Pass; THENCE S 01048'36" E along the aforesaid southwest right-of-way for a distance of 35.68 feet to a point for corner; THENCE S 42040'24" W across the aforesaid two 3.543 acre tracts for a distance of 1164.09 feet to a point for a corner, said point also lying on the aforesaid northeast right-of-way line of Texas Avenue; THENCE N 47058'24" W along the above-said northeast right-of-way line of Texas Avenue for a distance of 25.00 feet to the PLACE OF BEGINNING and containing 0.68 acres of land, more or less. reserving, however, to the undersigned, his heirs and assigns, the right to utilize and enjoy the above-described premises providing the same shall not interfere with the construction, maintenance, repairing, inspection, and opera- .
