Staff CommentsSTAFF REVIEW COMMENTS NO. 1 Project: PINE TERRACE SUBDIVISON (PP) - 04 -243 ENGINEERING 1. The plat is dedicating public easements. The plat can not dedicate PUEs and still be considered "minor ". Please revise application and certification. 2. Property description is officially Williams - Winder -King Lots 3, 4, and 5. Please change plat accordingly. 3. The proposed Access Easement shown on plat does not connect with ROW. Does it need to connect to the ROW? Shouldn't this be noted as "Private Access and Public Utility Easement "? 4. This project will take water service from the 8 -in line off Dartmouth and the 6 -in line off Krenek. If the PUE near the proposed entrance is for water, it is not in the correct location. 5. Please show 8 -in waterline crossing Dartmouth to the subject tract. 6. Is the 8 -in clay sewer connection at the south corner on Krenek Tap confirmed by field visit? City data shows no such connection. 7. The sewer Trunkline along Krenek Tap is a 12 -in VCP line. Please denote as such. 8. The PUE information on the adjacent SW Xing and Dartmouth Xing should be a 30- ft PUE and 10 -ft PUE respectively.
