BALL MEMORIAL PH 2 L8 B3 (FP) - Final Plat Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 6, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, Thursday, September 16, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart @cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. BALL MEMORIAL PH 2 L8 B3 (FP) - 04- 00500214 ENGINEERING 1. Driveway and storm sewer will need to be submitted as a Site Plan with Development permit, and will not be approved as part of the Plat. Please remove these items from the construction documents. 2. Provide volume and page of Plat shown as "Original ". 3. Show volume and page of existing easements. 4. Remove private services from PUEs. Private services may cross a PUE, but not lie within. You may want to remove the two individual PUEs (for private sewer service) which extend up into Lots 8A and 813 on either side of the private drainage easement, and just extend the PUE in this area to the property line. That way, Lots 8A and 8B have access to the public main. Same with the water service to Lot 8D. 5. Remove PUE from water service to Lot 8C. Reviewed by: Carol Cotter Date: August 27, 2004 ELECTRICAL 1. Will need 20 ft public utility easement along rear of lots 8A, 8B & 8C. 2. Developer installs conduit per city specs and design. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 6. Developer installs street lighting for proposed street per city specs and design. 7. Developer provides digital AutoCAD 2000 version of plat and /or site plan. email to tmichalsCa)-cstx.gov 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 9. Once we receive the autocad drawing we will do a master electric plan and provide to developer for the installation of conduit and street lighting. 10.
