00071274STAFF REPORT Prepared by: TED MAYO Date: JULY 25, 2001 Item: Discussion, and possible action on a FINAL PLAT for the ALAM ADDITION LOT 1, BLOCK 1 consisting of 1.75 acres located at the northeast corner of the intersection of Greens Prairie Road and State Highway 6. (1- 500155) Applicant: KALKOMEY, CHARLES A FOR AIM INVESTMENT THREE, INC. Staff Recommendations: Staff recommends approval of the final plat as submitted. Item Summary: This is a final plat of one 1.75 acre lot zoned C-1 out of the Marsh Reeves Subdivision whose Master Development was approved by the Planning and Zoning Commission on March 18, 1999. A preliminary plat of this property was approved by the Planning and Zoning Commission on June 21, 2001. The final plat complies with the subdivision regulations, the master development plan, and preliminary plat and is in agreement with the Land Use Plan which shows the area as Regional Retail. This tract includes cross-access easements at the northwest and southeast corners. Commission Action Options: The Commission has final authority over the final plat. The options regarding the final plat are: ■ Approval with conditions; ■ Approval as submitted; ■ Denial; ■ Defer action only at applicant's request; or, ■ Table only at applicant's request. Copy of Final Plat INFRASTRUCTURE AND FACILITIES Water: Water is available from an existing 18" City waterline that runs along the west edge of this tract. Sewer: Sewer service will be taken from an existing City sanitary sewer manhole at the northeast corner of this tract. Streets: The property is bounded on the south by Greens Prairie Road and on the west by State Highway 6 Frontage Road. Drainage: A detention pond is to be constructed at the northeast corner of the tract to insure compliance with the drainage ordinance. Flood Plain: none Impact Fees: Impact fees of $349.55 per living unit equivalent will be required at time of issuance of a building permit. NOTIFICATION: None Required
