I have enclosed two (2) sets of drawing as requested in your comment letter. The following is a written response to the items in your letter: PLANNING 1. Current zoning for the property and abutters is shown on SC-1. 12. All easements have been identified as existing on SC-1 based upon recent Plat Approval. `3. 100 Yr. Flood Plain note is on SC-1. 4. The setback has been resolved by decreasing the width of the sidewalks and sliding the building an additional 4'-0" away from property line. s'//5. #4 rebar has been corrected on SC-3. Irrigation system approval note has been added to SC-6. J Location, size, and status of utility lines has been added to SC-4. ,/8. We are aware of the throat regulations; however, we feel are layout is limited by existing site conditions of adjacent shopping center. J9. Fire lane notes have been added to SC-1. 10. Box 9960 College Station, Texas 77842 Re: Edelweiss Estates, Phase 16 Dear Bridgette: The construction of Edelweiss Estates, Phase 16 is partially completed and the developer would like to post a Letter of Credit for the remaining work so homebuilders can begin obtaining building permits. As I indicated in our telephone conversation, Marta Street and all underground utilities in the subdivision have been finished, but Hanover and Von Trapp Streets were delayed as a result of wet weather and poor soil conditions. We are requesting that the plat for Phase 16 be filed to allow housing construction along Marta Street. We concede that building permits for lots along Von Trapp and Hanover will not be issued until the streets are completed. I have worked with the city's inspector to develop the attached list of items associated with the two streets and have estimated a value of $82,976.00. We anticipate that all work will be completed in 2-3 weeks if the weather allows. Mr. Steve Arden will bring the appropriate financial guarantee to your office soon.
