In order for that final plat to be filed for record with the Brazos County Clerks office, the final plat must also be approved by the College Station Planning and Zoning Commission and City Council. The final plat approved by the County Court was never submitted to the City of College Station for review and approval. The City of College Station did approve the preliminary plat for the Spencer's Cove Subdivision on June 9, 1994. It has come to our attention that recently lots in that subdivision have been sold. The selling of these lots and the subdivision of the property without a final plat of record is in violation of the City's Subdivision Regulations. I contacted the engineer of record for the preliminary plat, Greg Taggart with the Municipal Development Group, to inform him of the problem the week of March 13, 1995. Mr. Taggart stated that he would check into the situation and submit the final plat to the City as soon as possible. To date, the City has not received that final plat, application, paid tax certificates or processing fee. However, there is a submission deadline at noon on Wednesday, March 29, 1995 that would schedule the final plat for the Planning and Zoning Commission meeting April 20, 1995 and the City Council meeting May 11, 1995. We will be looking forward to the submission of the final plat for your subdivision so that you can legally sell the lots to prospective homebuilders.
