Site Development: Vacant; previously a single family home and hydroponics facility. COMMENTS Parkland Dedication: The Parks & Recreation Advisory Board recommended fees in lieu of parkland dedication. With 58 lots, park development fees of$37,990 ($655 per unit) and fees in lieu of land dedication of $14,210 ($245 per unit), a total of $52,200 in parkland dedication fees is due for the plat to be filed for record. Transportation: The construction of a minor collector named General Parkway begins with this plat. Townhouse lots fronting General Parkway will not have driveway access to it but will receive access through a rear public alley that has a pavement width of 20 feet. Other: A portion of the plat consists of the 2 lot Merker-Strawn Subdivision platted in 1991. This plat vacates that plat and records the lots, right-of-way and easements as depicted. Some utility and electric easements were abandoned by Council at their August 28th meeting. REVIEW CRITERIA Compliance with Subdivision Regulations: The plat is in conformance with the approved Preliminary Plat and complies with the Subdivision Regulations.
